Responding to unexpected structural defects

A 10-bedroom HMO refurbishment in Maida Vale, completed despite hidden structural defects and a changing brief.
This semi-detached property was refurbished to create a 10-bedroom, five-bathroom HMO. Structural defects found during construction, and design changes requested by the client, meant the plan had to be updated as the work went on.
The structural defects meant the original construction method and design had to be reviewed. Changes to the brief also had to be built in without holding up the programme.
JBP coordinated the revised structural design with the consultants and site team, and re-planned the layouts and service routes around the updated brief. Each decision was checked for its effect on time and cost.
Structural alterations, rerouted services and a reworked layout gave the property an extra bedroom and three more bathrooms. The refurbishment took 24 weeks.
The finished shared spaces and one of the bedrooms.
