Feasibility and layout
We review the building, your brief and the number of rooms you are aiming for, and identify the structural and services work involved.
We convert and refurbish houses as HMOs across North London, from a four-bedroom refurbishment in Tottenham to a 28-bedroom conversion in West Hampstead. Design, structural work, services and fit-out are handled by one team.
An HMO conversion has to fit more bedrooms and bathrooms into an existing building, often while extending it or adding floors. That usually means structural alterations, new drainage and utilities, and careful planning of service routes.
We convert houses into HMOs, extend them to add rooms and refurbish existing HMOs. We can build to your architect’s design or take on the project as design and build contractor, and we agree our responsibilities in writing before work starts.

Underpinning, steelwork, extra floors and extensions, coordinated with your structural engineer and built around any period features being kept.
New drainage, utility connections and service routes for the extra bathrooms and kitchens, planned before the internal layout is fixed.
Bedrooms, bathrooms, shared kitchens and living spaces fitted out and handed over with the information the owner needs.
HMO licensing and planning requirements are set by each council. Your architect or planning consultant advises on them, and we build to the approved design.
