Project overview

HMO conversion and extension in Tooting

JBP converted a three-storey townhouse into an 18-bedroom, 12-bathroom HMO. The work combined major infrastructure, new-build elements and a high-quality residential finish within an existing London property.

01 · The challenge

New drainage, utilities and structural interfaces

A complete drainage system and utility infrastructure had to be installed across difficult levels. New construction also had to be tied into the retained structure, so the structural, architectural and services information needed close coordination.

02 · The response

Planning infrastructure before internal finishes

We planned the project around the structural and infrastructure work first. JBP sequenced the drainage, utilities, structure and internal layouts so the work ran in order from enabling works through to finishes.

03 · The result

An 18-bedroom HMO delivered in 28 weeks

The completed HMO has 18 bedrooms and 12 bathrooms, with finishes chosen to suit the character of the original building. The design and build programme took 28 weeks.

Project experience

Experience in London HMO conversions

Tooting is one of four London HMO projects in our case studies, alongside Greencroft Gardens in West Hampstead, Maida Vale and Berwick Road in Tottenham. Each one fitted extra bedrooms and bathrooms into an existing building, which means new drainage, structural alterations and careful planning of service routes.
